How do I get rid of the lag on Halo 3? ?

This is the only game of mine that lags when I play online co-op campaign. It is really driving me nuts. I have a great internet connection and a great router, so I was wondering if there is any way to stop the lag. Thanks for your help.
I know there will be a lag sometimes but when its all the time it sucks.
